What a pest control contract includes
A contract is built around your premises and the risks you face. A typical plan includes:
- An initial survey with a site plan showing where monitoring points and bait stations are placed
- Scheduled routine visits through the year to inspect, monitor and treat
- Tamper-resistant rodent bait stations or monitoring traps placed outside and in high-risk areas
- Insect monitoring, such as sticky traps in kitchens and stores
- Advice on proofing, waste storage, cleaning and stock rotation
- Call-out visits between routine visits if you see pests, priced as agreed in the contract
- A written report after every visit, kept for audits and inspections
How often are visits?
It depends on the business and the risk. Busy commercial kitchens and food production sites usually need more frequent visits than offices or shops selling non-food goods. We recommend a visit frequency after the initial survey, and review it if activity changes.
Who contracts suit
- Restaurants, takeaways, cafés and pubs
- Food shops, convenience stores and market traders with storage
- Hotels, hostels and guest houses
- Offices with kitchens and shared floor voids
- Schools, nurseries and care homes
- Managing agents and freeholders responsible for bin stores and communal areas
Why regular visits work
Rodents and insects breed quickly. Monitoring finds early signs, such as a few droppings or a nibbled bait block, before there is an infestation. Regular visits also mean you always have recent records to show an Environmental Health Officer, auditor or insurer.

Questions and answers
Is there a minimum contract length?
We agree the term with you when we set up the contract and explain the notice period in writing.
Do call-outs cost extra?
Your contract will say how call-outs between routine visits are charged, so there are no surprises.
Can a contract cover several buildings?
Yes. We can include several sites or blocks in one contract with separate reports for each.
Do I need a contract to meet food hygiene rules?
The law requires food businesses to control pests effectively. A contract is a common way to do that and to keep records, but it is not the only way.
